The situation

Illustrative example. Not a real job or customer.

In this invented example, a clothes dryer catches fire in the unfinished basement of an older Park Hill house. Smoke alarms upstairs sound and the household gets out and calls 911. Firefighters put out the fire, which has burned the dryer, nearby shelving and the floor joists directly above. Water from the hose line soaks the basement and runs into the subfloor of the oak-floored dining room above.

  1. The fire department shuts off gas and electricity to the house and releases it to the owners.
  2. A restoration contractor begins water removal and sets up drying in the basement and dining room.
  3. Old white wrap on nearby heating pipes is noticed and left alone pending sampling.
  4. A structural check finds two joists charred; an engineer recommends sistering.
  5. Moisture readings in the oak floor above are recorded daily.
  6. Smoke residue is found inside heat registers and along floorboard gaps in rooms above the laundry.

The pipe wrap tests positive and is abated before joist work begins. The joists are sistered under permit, the oak floor dries and flattens enough to be refinished rather than replaced, and register boots and floor gaps are cleaned to remove residual odor.

Key decision points

  • IfPipe insulation near the fire looked like old wrapWork stopped around it until it was tested, which prevented spreading fibers during joist repair.
  • IfThe oak floor above was cuppedThe owners waited for drying data before agreeing to replacement.
  • IfSmell lingered upstairs after cleaningRegisters and floor gaps were inspected and found to hold residue.
  • IfJoists were charredAn engineer's recommendation and a permit were obtained before repair.

Common questions

Why did smoke show up in rooms that were nowhere near the laundry?

Older houses often have gaps between floorboards, open joist bays and floor registers that connect the basement to the rooms above. Warm smoke rises through all of them. Rooms directly over the fire and those fed by nearby registers usually get the most residue.

Could the dryer vent itself have been the problem?

Lint buildup in long or crushed vent runs is a well-known dryer fire cause. In a real fire, the fire investigator or insurer may look at the vent, so it should be left in place and photographed until they are done.
